Strabag, Austria’s largest construction company, has secured a €134 million contract to develop a major project in Ljubljana, Slovenia. The plan includes a 100-metre-high office tower, a shopping centre, a hotel, and four levels of underground parking. This development forms the southern part of the new Emonika mixed-use complex, which is being built by Mendota Invest, a subsidiary of Hungary’s OTP Bank.
Strabag is already handling construction on the northern section of Emonika as well. Earlier this year, the company won an €80 million contract to build a 40-metre-high office block within the same development.
The newly awarded project will feature a 23-storey tower that will become Slovenia’s tallest building. Beneath it, a 22,000-square-metre shopping centre will host around 80 retail units, topped by a 200-room hotel complete with a rooftop terrace offering panoramic views of Ljubljana. The four-level underground garage will accommodate up to 850 vehicles. The site is located right next to the city’s main railway station, making it a central hub for business and leisure.
Promoted as Slovenia’s first modern mixed-use urban development, Emonika will combine residential, office, retail, and hospitality spaces. All commercial buildings are being designed to meet BREEAM sustainability standards. The southern section will also include eco-friendly technologies such as heat pumps, energy recovery systems, and low-emission materials.
Strabag’s teams from Belgrade, Budapest, and Ljubljana are collaborating on the project. Pál Forgács, managing director of Mendota Invest, described the development as “a symbol of confidence in the city’s future and a reflection of our long-term vision to create a district that embodies the energy and needs of the next generation.”
Construction on the southern section is scheduled to start this month and finish by 2027. Once complete, the Emonika complex will span a total gross floor area of 190,000 square metres.
