The Navi Mumbai Municipal Corporation (NMMC) has identified 513 buildings as dangerous structures under the survey for the year 2024-25, and has mandated structural audits for all buildings in its jurisdiction that have been in use for more than 30 years.
Under Section 265(A) of the Maharashtra Municipal Corporation Act, the age of a building is determined from the date on which the occupancy certificate, partial or full, was issued. The audit must be conducted by a civil or structural engineer registered with NMMC.
Owners of buildings identified as dangerous must submit a certificate from the engineer confirming that all recommended repair works have been completed and that the building is safe.
A deadline of March 31, 2026, has been set for completion of audits and submission of reports to the assistant commissioner, departmental officer, or assistant director of town planning.
Failure to comply with the directive may result in a fine of ₹25,000 or the amount equivalent to the annual property tax of the building, whichever is higher under Section 398(A) of the Act.
NMMC has warned that continuing to occupy or use buildings declared “dangerous” poses a serious risk, and any resulting damage or loss will be the responsibility of the occupants or owners.
