Plans have been submitted for Newcastle's tallest building, despite the fact that it exceeds the maximum allowable height. The main structure would surpass the height of Hadrian's Tower, standing at 293ft (89.5m), while the proposal involves a 28-storey apartment block and a smaller 18-storey building on plot 9b of the Helix development.
The developers argue that the increased size is necessary for financial viability. More specifically, although the main structure violates the designated maximum height for the plot, the developer believes that the benefits of the project outweigh any potential harm. The design includes 192 flats, a rooftop lounge, and a sky garden for residents, as well as a smaller structure with 128 flats and a ground floor café.
The project aims to contribute to the city's housing mix, economy, and reputation as a desirable place to live. The former brewery site, spanning 24 acres, is being redeveloped to include new homes, offices, and research space, with the anticipation of generating over 4,000 jobs.
Meanwhile, another company is expected to submit plans for a 37-storey building on the site of the former Premier Inn. The city council acknowledges that it is not uncommon for buildings to exceed height limits in master plans, and decisions will be made based on local and national planning policies.
