A new 49-storey tower is about to be constructed in Astoria, St. Petersburg in replacement of the City Center garage at 100 2nd Ave. S, which is set to be demolished. A Miami developer has received approval to build the $225 million tower, which could become the tallest building in St. Petersburg, featuring both luxury apartments and office spaces.
As of present the tallest tower in the area is the 46-storey Residences at 400 Central. Specifically, the building will include 164 condominium units, 63,251 square feet of office space, 14,398 square feet of retail, and 754 parking spaces. Condos will occupy floors 19 through 49, with residents enjoying views from a two-story amenity deck on the 17th and 18th floors. Amenities will feature an outdoor infinity pool encircling the building. Office spaces will be located on floors 14 through 16, while floors three through 13 will serve as parking.
The project will be held by Miami-based Property Markets Group and three site owners Feldman Equities, City Office REIT, and Tower Realty Partners while the structure was designed by Cube 3 Architects, who had decided to give the building features that will give the impression that its upper half is floating above the amenity deck.
Notably, on Thursday, St. Petersburg Community Redevelopment Agency gave the initial approval for the project, hence next week the project will be reviewed by the St. Petersburg Development Review Commission.
However, some residents of the neighboring Saltaire apartment complex argued and expressed their concern over the project’s proximity as it will be built very close to other buildings in the area, while others raised safety fears, referencing a crane collapse from the Residences at 400 Central during Hurricane Milton. In all, they suggested to officials to establish stricter safety protocols for new high-rise projects. On the other hand, the vice president of Feldman Equities, Mack Feldman, ensured them that the development team is prioritizing site safety.
